Clients think highly of Manisha; one recent client commented:

Areas of expertise

Residential Sales & Purchases

Whether you are buying or selling property for the first time or as a repeat property investor, you want your transaction to run as quickly and as smoothly as possible. Manisha prides herself on client care. She aims to provide an efficient and responsive service, steering her clients through the intricacies of the sale and purchase process.

When working with clients, Manisha can explain things clearly, and convert the sometimes technical nature of conveyancing into plain English. She is highly experienced in dealing with property matters for a wide range of clients.

Re-Mortgages or Transfers of Equity

Once you have a remortgage offer ‘in principle’ you will need to then appoint a solicitor to handle the remortgage conveyancing on your behalf. Mortgage lenders will insist that you instruct a solicitor. Whether you wish to get a better rate that your existing mortgage or release equity from a property – perhaps for a related property purchase – Manisha will ensure that it happens as efficiently as possible, from the redemption of the existing mortgage to the completion of a new one.

Transfer of equity occurs when the owner of a property wants to add a person to, or remove a person from the register of a property, or when the amount of equity someone has in a property is increased or decreased. This process can be required when a property is being passed to a relative, if a couple has split up, if a single person wishes to add a partner to their title deed, or even pursuant to court orders. This can be a complex area depending on your specific circumstances. You may need to pay Stamp Duty Land Tax on the share of property you acquire or on the outstanding mortgage. Manisha has extensive experience in processing transfers of equity and matrimonial transfers.

Grant of leases, licences

If you own a commercial property and intend to grant a lease, tenancy or licence we strongly recommend that you to obtain advice before doing so. The law relating to leases and tenancies is extremely complex and once a tenant has moved into your property it may be difficult to rectify any mistakes.

Manisha has many years of experience in commercial property and can advise landlords, current tenants, assignees and guarantors on commercial property lease assignments and new leases.

Where a Licence to Assign is required either because you are giving a licence as a landlord or because you need one as a tenant or potential tenant, Manisha is able to assist. Various other documents/deeds maybe required tailored to the individual commercial matter and Manisha will be able to guide you through these requirements.

Business Sales & Purchases

Manisha is passionate about business and understands the importance of developing strong relationships with her clients. Buying or selling a business is always a tough decision. It also has the potential to be a complicated one, with multiple legal issues and multiple parties to manage, which ought to be considered before a successful transaction can be completed.

You will need clear, effective, easily understood legal advice that is tailored to the individual business, protecting buyers and sellers alike from pre and post completion risk. Manisha has an impressive track record of successfully completing a diverse range of transactions.

Refinancing and alternative funding including bridging loans

Alternative finance providers are servicing a gap in the market for lending. In the wake of the global financial crisis there has been a shift from bank-only finance to the many alternative sources now available. Bridging Finance will require dealing with complex matters that your lender will raise. Manisha can pre-empt what is the general requests are likely to be, and begin compiling the necessary documents in advance to avoid significant delays for the release of funds.

Manisha has significant experience in property finance matters, acting for bespoke private lenders with specific requirements and often working to very tight timescales. She also works closely with borrowers in the refinance of property portfolios.

New Builds

Buying a new build property is very different to the purchase of an existing property. Conveyancing for a new build property requires experience in reviewing and checking planning permissions, building regulation consents, appropriate agreements in place for the adoption of roads and sewers, the checking of access rights, negotiating retentions and usually dealing with matters within a short reservation period.

Manisha understands the complexities of purchasing a new build property and the deadlines that are involved. She can work with you and the developer to achieve a successful outcome.
